Reservations may be placed by
phone up to one year in advance.

When you reserve you will be
e-mailed a rental agreement along with any additional materials pertaining
to your particular rental which are to be returned with requested down
payment via U.S Mail within 7 days if renting more than a month in the
future and via fax if renting within 30 days.

A credit card is mandatory to
hold all reservations.

Reservations are confirmed only
after Red Rock Realty receives a $200.00 down payment and a completed and
signed rental agreement. We accept personal checks, money orders,
cashier checks, VISA, MasterCard and American Express.

A $50.00 renter insurance policy
is required on all rentals and is due thirty days before your arrival along
with final payment. This insurance is in lieu of a refundable security
deposit and is not negotiable.

All rates
reflect a 3% discount for payment by cash, personal and cashier's check
or money order. Add 3% for credit card charges. Payments by check must
be received 4 weeks before arrival date. All moneys charged to a
credit card are subject to a 3% convenience fee.

Entire balance is required 30
days prior to arrival.

Balance is due three months
before arrival on all rents one month (4 weeks) or longer. All moneys forfeit
if cancellation is within 90 days.

If renting within 30 days, the
total must be charged to a credit card, which will include an added fee
of 3%.

No refunds on cancellations
of 30 days or less.

There is a $200.00 non-refundable
retainer fee on all rents one month or longer, unless canceled three
months in advance.

no seasonal rates.

No pets allowed without approval
of owners. (See Pets)

No smoking inside any home at
anytime.

Please understand that every
effort is made to see that you arrive to an immaculate
home. Some settling of dust may have occurred in the event the home
has been vacant for more than a few days

To cancel a reservation and
receive a refund, phone us a minimum of thirty (30) days prior to the contracted
date of arrival. Your phone call must be followed by a letter postmarked
no later than thirty (30) days prior to the contracted date of arrival.

There is a $100.00 fee on all
cancellations.

Balance is due three months
before arrival on all rents one month or longer. All moneys forfeit if
cancellation is within 90 days.

If a reservation is canceled
within thirty (30) days or less, the paid moneys will be forfeited, unless
the time is contracted to another party, at which point the days rented
will be refunded.
